About Personal Loan

ADIB home finance helps to build or purchase your dream property and gives you freedom to select from a wide range of home loan products to cater to your specific requirements

Eligibility Criteria

In general, UAE nationals and expatriates who are at least 25 years of age are eligible for the home loan. For a few products, there are certain other mandatory requirements as well. Added to this, the bank is a pioneer in offering home loan products to its esteemed customers 

Interest Rates and Other Fees

Free pre- approval facility Finance up to 75% of the property value for UAE Residents Up to 25 years of loan tenure AED 2500 is charged as property evaluation fee Free partial settlement up to 30% of outstanding amount 1% early settlement fee Maximum AED 10,000 when paying from own sources or buyout to other bank No settlement charges in case of sale of property Bank takes care of the Property Takaful

Documentation

Let’s take a joint ride to this short trip of ten easy steps to get finance for your dream home through MoneyDila:
1.    Have look at all possible and available options for home loan that suits your requirements and eligibility. Take an informed decision and select the best loan deal from the bank of your choice
2.    Fill up the application request form in the MoneyDila and get an appointment from the Customer support team after verification of your application
3.    Representative from MoneyDila visits you to support in documentation work and collects the documents from you for further processing
4.    MoneyDila team submits the documentation to the bank selected by you and follows up for the pre-approval of your loan proposal
5.    Bank conducts the checks like KYC, employment check or business review and issues the pre- approval of your loan once all the requirements are met. MoneyDila team will follow up and ensure the completion of this entire process of Pre approval within 3 days (if you are a salaried individual) or 2 weeks (if you are a professional/ business person) of submission of completed application form and required documents. 
6.    Once you provide your acceptance for the pre- approval message through e- mail or letter, bank initiates the valuation of your desired property (involving a third party appointed by the bank) and collects the valuation fee from you (if applicable)
7.    Valuation of property will take 2- 3 working days and after that, the final approval letter is issued by the bank which is the initiation of actual loan process
8.    Once you make the payments of mandatory charges or security payments like processing fee, security cheques, charges for registering the mortgage with DLD whichever is applicable, bank starts the funding function by issuing cheques in the name of the seller/ developer as per the plan agreed with you
9.    Deduction from your account will start from the next month of disbursal of the first loan installment or as per the agreed plan

1. What are the types of home financing available at ADIB?
You can buy or build your dream property through one of the products mentioned below:
Owner to Owner - finance a ready property, previously owned

  • Re-financing takeover - bring over, your home finance (e.g. from another bank) to be financed by ADIB.
  • Developer's financing - finance a property from major developers that the Bank works with.
  • Equity Release - follow your dreams, use the cash trapped in your home through purchase and lease back.

2. Who can apply for ADIB Home Financing?

  • UAE nationals and expatriates who are at least 25 years of age.
  • Non residents can also apply for a Mortgage with ADIB

3. What are the required documents required for applying for ADIB Home Financing?

  • Salary certificate (for salaried individuals) and bank statement
  • Certificate/ declaration of additional income (if applicable)
  • Copy of the passport and valid resident Visa for the expatriates
  • Khulasat Al Kaid’ for UAE nationals

4. Do I have to have my salary transferred to ADIB?

  • No, however, transferring your salary to ADIB will provide you with more favorable financing terms.

5. What if I already have liabilities with my current bank and my salary is therefore assigned to them?

  • No problem. Al Khair liabilities settlement scheme enables you to easily settle all your financial liabilities

6. What are the key add on features of the ADIB Mortgages product?

  • Your monthly payouts to the Bank remain the same as agreed upon throughout the tenor of the financing.
  • Difference in EIBOR changes, if any are to be settled at the time of releasing the Mortgages
  • The bank also offers a Personal Finance facility upto an amount equivalent to 10% of the Mortgage amount which can be availed after disbursement of the Mortgage value.
